Realtors' Code of Ethics and What You Should Expect
So, first of all, you should expect honesty from a realtor, whether your realtor is your agent or the other party's agent.
"What if I suspect that my realtor isn't being honest?" Good question! It's a fair one to ask too. First of all, communicate with your realtor and describe your situation and feelings, and of course, the facts. Perhaps your realtor was miscommunicated to and passed that along, not knowing of the misinformation. This first step of communicating is crucial in maintaining a great relationship with your realtor. If your realtor gets defensive and you feel uncomfortable, take the next step and ask if they would mind if their broker helped to mediate the situation. If they don't mind, set up an appointment. If they do mind, maybe you should reconsider who you are using as an agent.
As a first-time home buyer, I used the seller's agent. This can work for both parties, depending on who the agent is. I wouldn't mind representing both the seller and buyer. I'd know what is going on in each person's mind, and since I like to be treated fairly, I treat them both fairly. Unfortunately for our family (did I already tell you this story??), our dual agent did not treat us fairly, and was, well, deceptive. If I had known then what I know now about the way realtors are expected to treat us, I would have gone to her broker and talked with him/her about our situation. So, since you home buyers and sellers are getting more educated about real estate, be among the first to learn about the Code of Ethics for Realtors, and make sure your agent is a Realtor (r).

Firefly Cafe in downtown Moses Lake
I stopped in there the other day to introduce myself and met some real nice people working there. My co-worker and I asked if they had take-out menus, and sure enough, they did! So, I took one back to the office where I work at Gary Mann Real Estate so we would have one handy.
And you know how espressos have become a form of art? Well, Firefly Cafe' has a sandwich artist! So, they serve coffee and ice cream, sandwiches on croissant buns and sandwiches on regular bread. They also serve baked potatoes! Can you imagine a hot baked potato on a cold winter day? Put chili and butter, sour cream, and other goodies on it. Oh yes, and they also have hot dogs and hamburgers if you'd like something more traditional.

Preparing a CMA for you so you'll know what your home will sell for, in the current home buying market, is a valuable tool for you and your real estate agent. You need to know how much to set the price for on your home so that a reasonable buyer will want to buy it. If we set the price too high, you won't get many offers. How do we prepare a Comparative Market Analysis, you might ask?

What Grade Do You Give the Real Estate Industry?
For an A grade, here are some things that customers expect from real estate professionals:
1. Clients want to feel everyone is there to serve them, not just the person who is your realtor.
"But," a realtor might say, "I don't want another realtor to feel like I'm stealing his client just by talking with his client." Then, there needs to be more communication, trust, and more of a familiy atmosphere in the office.
2. Clients want to be able to completely trust their agents and know without a doubt that they are transparent and trustworthy.
This reminds me of a realtor who was a dual agent, who represented both the buyer and seller. She started out being the seller's agent, and when she also became the buyer's agent, she ended up being deceitful with the buyer, not disclosing all information. That caused the buyers a lot of pain and financial irritations and they decided they didn't want to work with her anymore. They switched realtors to work with someone who had integrity. I know. I was that buyer. And now that I'm a real estate agent, I am even more adamant about being an agent with integrity.
3. Communication is a key factor in helping clients. Whether your communication is about something positive or something negative, it's important to be very up front with clients about homes, financial situations, your schedule, etc. Just keep on communicating.
4. Clients want to know at all times what is going on with their transaction. A title company in the Seattle area is excellent in this area of customer service. They have a point-list of everything they will be doing, that you can expect of them, and as each point on their list gets done, they send an email to the agent, who then in turn, calls the client to let them know the status of their transaction. Again, this is back to communication. Find out how much your client wants you to be in communication with you about their transaction and how much they need to know for each conversation. Some like more. Some like less. Some want all the details. Some just want to know when they get the key to the house!
5. Agents need to be up front with clients and let them know that they are there for the client, to do their homework for them, to give references when they don't have the expertise on a matter, and to let them know that they are going to do their best for them... and then DO IT.
For instance, I have the responsibility to follow up with a new client regarding qualified buyers. I have told him that when I bring buyers to view his home, that the only people that I will have view the interior of his home after the broker's tour, is pre-qualified buyers, if that is what he prefers. It's my job to see that that happens if that is his wish. He is very private, and it's important to meet his needs as well as the needs of pre-qualified buyers.

Is a Real Estate Agent right for you?
C'mon, it's easy, right?
According to the National Association of Realtors(r)' 1991 Homebuying and Selling Process, 46 percent of For Sale By Owners (FSBO) wanted to avoid paying a commission. So, let's put some perspective on this.
A FSBO doesn't typically have the data of sold properties in their neighborhood to know how to effectively price their home. He may have date of properties that are currently for sale, but those don't give a current market value, only sold homes do. That makes financial sense. Sellers may make a great profit from their home over what they paid for it years ago, but still not realize the amount they could have made simply because market conditions change so much over time.
Buyers think that since they're in the market for a FSBO home, they can negotiate a better price. FSBO home owners have a certain amount of pride in their home, possibly moreso than if they listed with a realtor because they feel they have enough knowledge of selling and buying, that it's possible to offend them with a lowball offer, which could cause them not to want to work with you if you came back with a better offer at another time. A real estate agent can do the negotiating for you, whether you're the buyer or the seller.
If you're the seller, are you willing to sacrifice vacations and weekends to show your home to potential buyers who may cancel at the last minute? Are you able to leave work in the middle of the day to go show your home to buyers who are not able to come by in the evenings? Are you willing to miss a school performance for the buyer? Are you prepared for the mass amount of phone calls at all hours of the day and night and for appointments that may or may not be met?
Seller and buyer, are you able to ask and answer these questions??
Are you sure of the property's legal description?
What kind of title policy will be used?
What escrow company will you use?
How will you pro-rate escrow, taxes, insurance, and interest?
What inspection company will you use?
Will you go with a conventional loan, VA, cash out, or owner carrying the contract?
Who will print out an amortization schedule with a lower interest rate than the current rates?
How do you work together to figure out the possession date?
What if the seller moves and then the sale falls through?
What are the closing costs and who is going to pay for them?
Is the commission to a real estate agent usually part of the closing costs, or is that eliminated or pro-rated in the escrow costs?
Do we need to pay escrow? What in the world is escrow?
Can you write a legally correct ad for the newspaper? There are fair housing laws, and the fair housing groups pay attention to the words in real estate ads. A real estate agent can help you to avoid using words that could cause you to get fined. You are a decent, upstanding citizen who has a fine piece of property with a special ramp that can be used for someone in a wheelchair, but your ad could be illegal if you note that you have a "wheelchair accessible" ramp or "handicap accessible bathroom."
Keep these things in mind as you work out your plan for selling or buying a home this season. Call me if you'd like some help buying or selling!

Right now, we have just under 100 homes in Moses Lake for less than $180,000, and I can get a list of homes to you in any price range and specific area you want to look in. It's time to sell your land.
Well, in my opinion, it's a good time to sell your land. Like my broker has been saying, "People focus on Thanksgiving and Christmas, then in January, they are thinking about building in the spring." So, if you have your property on the market for sale with our office ahead of the spring building season so it's ready for sale, wouldn't that be a great time for you to prepare for earning an income to pay for the kids' college education or that remodeling project you've had to put off for a lack of finances?
I have been doing yet more research on land available for sale. I help people buy and sell homes and land mostly in Moses Lake. I've noticed that the acreage in the McConihe/Neppel area has been selling for about $14,000 to $15,000 per acre. (That's compared to Bridgeport, about an hour's drive north of Moses Lake, where some land is for sale for about $500 per acre.)
Now, if I knew some buyers who were interested in buying an acre of land for $15,000, would you be interested in selling it? I asked about seven property owners in that area if they would be interested in selling. One of them contacted me today and asked me to sell his land for him. I am so excited to help him because he is going to make a nice profit on his land AND a buyer is going to make a great investment. You'll see it in my list of land for sale sometime next week. Can You Really Save Money Selling Your Home On Your Own?
What if you have a three bedroom, 1 1/2 bath home, and you have 1400 square feet? How much do you know that you can sell your home for? Remember the rule of three when you are valueing your home?
1. Compare it to other homes in your neighborhood.
2. Those homes should be homes that have sold, not those that are on the market now.
3. The sold homes have sold recently, in the past six months.
Where do you get this information? Go knock on doors of homes that have sold? Do you boldly go where no one (except the new owner) has gone before, and ask how much they bought their home for? If I was a new neighbor and someone asked me that question, I would feel uncomfortable telling them that information. Isn't that private?
No, not if you know where to go for public information.
Who has that kind of information?
Your local real estate agent (or an appraiser, for a $100 - $500 fee).
What if your home is in the Knolls Vista area and is in average condition? You could probably put your house up for sale for $135,000.
But what if your home is on the water, and you have amenities such as a boat lift, boat launch, a gazebo with a jacuzzi, a two-car garage, and two beautiful, tall trees in your front yard with 300 spring bulbs planted all around? How much should you market your home for now? Well, what part of the lake is your property on? Do you have low bank, high bank, or no bank? All of these things come into play for valueing your property. What if you value it too low? Say, $299,000. Or too high... $999,900?
Statistics show that people who sell their homes on their own can get good prices. However, they typically get a better price for their home when they list it with a realtor.

Availability of Land and Homes for Sale in Moses Lake
For instance, as of today, there are nine private lots for sale in Moses Lake. It is difficult to find a reasonably priced lot in our town because people are moving in rather steadily, and the demand is increasing. I just sold a lot for $29,000 on a corner in the neighborhood near Home Depot, and I'm looking for more for several clients. Most of the vacant lots in Moses Lake that are for sale have prices more like $45,000 per lot, but are they selling? Yes, two for $20,000 each. You'll find lots near Pelican Point over $100,000 each, even if they have only a lake view and aren't directly on the lake.
As for homes, as of yesterday, there were 95 homes for sale for $180,000 and less. And there were 45 homes for sale for $150,000 and less (this includes those in the "$180K and less" list). What's going on in Moses Lake? What businesses are coming into town? There has recently been a ground-breaking for a mini-storage to be built on Central. From Stratford, turn down Valley, then right on Central. It is behind Pops In-N-Out, on the left, before you get to the Goodwill store.
Does anybody know of a few other businesses that are moving into town?
Will have: the country home on acreage with five bedrooms, a sunken family room, ramp to a door, deck on the back, pasture, trees. We're working on it. There is new paint in the living room, dining room, hallway and bathroom so far, and the old sink looks brand new and is getting some new faucet fixtures.
Need: affordable vacant lots for $30,000 and less in Moses Lake, between ML and Ephrata, in Wilson Creek, and somewhere between ML and the Potholes Reservoir also. If you know of any affordable lots in East Wenatchee or Cashmere, let me know. I have parties interested in those areas. Home Damage and Insurance
In fact, don't wait for disaster strikes before you set up an insurance policy for all of the belongings in your home.
Do you have an inventory of your belongings? Is it up to date? Or is it ten years old? I confess, mine is ten years old! Or more! So, it's time to update it and keep it up to date as I remove from, and add to, my inventory of belongings.
It's a good idea to take photographs of your clothing, furniture, music CDs, movie DVDs, electronic equipment, children's toys, bathroom inventory, everything of value to you. Write it all down on an inventory list sheet. Keep it on a computer and keep it up to date. Keep a copy of it in a safe place, and keep an extra copy of it too, at a friend's house or in a safety deposit box. That goes for your photographs and negatives too.
When I was listening to the news about the raging California fires that are going on right now, homeowners shared how they lost everything, including wedding albums and their childrens' school pictures, everything.
That reminds me of our own Sara in Moses Lake, who lost everything she owned in the fire a few weeks ago, including some precious family members. I want to say here that I am so proud of those of you in our Moses Lake community who have stepped up to help Sara. There are many anonymous givers who have contributed to the bank account that was opened for her, those who are praying for her and being a shoulder to lean on, and others who have given of themselves to her in various ways. I would like to meet her some day and hear about the support she has received during this time. I want to commend the Motorcycle Ministry group that sponsored $5 hamburgers (with a soda and chips!) last weekend for her. What a great group of people! God bless you guys!
So, you are either a renter or home owner. Either way, be prepared for disaster. Get that fire escape rope out of the shed and do a practice fire drill with your kids so they'll be prepared and not scared if a fire starts in your home. Keep the blankets away from the plugins, and turn the heater away from combustible materials. Turn the heater OFF when you're not in the room. Who knows when it could get tipped over?

It's STILL the right time to make an offer
I'm curious about the vacant lots for sale in Moses Lake. I just sold a $30,000 lot for just a wee bit under the listed price while two other $45,000 lots both sold for $20,000 a piece. On the other hand, a vacant lot on the peninsula just had a raise in price from $29,900 to $45,000. That perplexes me. My builder friend tells me that it's quite possible that the time will come when you won't be able to buy vacant lots for under $65,000. So, do you want to build now, or later? When can you afford to buy? Now, or later?
I guess it depends on the "location, location, location," and how much you are able to put down as a down payment.
There's a saying that goes like this: "Make all you can, save all you can, spend all you can, and make sure you give some to God." I don't know who coined that phrase, but it seems to make good sense to me. We just need to figure out where our priorities are as to how much weight we give to each part of the phrase.
Anyway, back to lots in Moses Lake... don't be surprised if you own some vacant land and you get a call from me. I have several potential buyers who are looking for affordable lots to build or develop on. Perhaps you'd like to call me first?

Analyzing and trying to figure out the housing market and when you should make an offer on a house can be a losing battle. The best time to make an offer is when you have the money to do it, and when you have found the home you want to live in for a few years.

How much should you offer for your dream house?
Some other questions to ask yourself before you make an offer include:
1. How much can I afford?
2. What is my debt-to-income ratio?
3. How do I find out the answer to #2? (see a mortgage company or bank)
4. How badly do I want this home? In other words, how high is my motivation level?
5. How long do I see myself living in this home?
6. Do I think I could resell this home easily if I really needed to? (Resale value
is an important thing to consider when buying a home.)
7. Are there any other homes similar to this one that are less expensive?
8. Do I plan on staying in my current job long enough to make the mortgage payments worthwhile?
Are you an experienced home buyer, or are you a first-time home buyer? What are the feelings you are going through? Are you excited? Nervous? Scared? At peace? If you have been nervous, but have asked all the questions you need to ask or have been afraid to ask and are satisfied with the answers, go ahead and make an offer. If you're still a little bit nervous as to whether or not you can afford it, make your offer contingent on financing. In other words, apply for a loan and have your mortgage company or lender make sure you can afford your offer. Go ahead and submit your offer, then let the lender put a stamp of approval on it, or not.
If the lender approves your loan and says that you can afford the monthly payments, which include property taxes, homeowner's insurance, and sometimes mortgage insurance, you've got a solid offer which hopefully, cross your fingers, will be accepted by the seller, and you'll have your dream home!
On the other hand, if the lender doesn't approve a loan for you based on your income and expenses, you don't lose anything with a financing addendum attached. You get your earnest money back, and you have learned a wealth of information from your experience of making an offer on your dream house.
Help yourself in this process by pre-qualifying first, and THEN looking for the home of your dreams that fits your budget. I can't stress this enough.
Tip of the day: Buy a lot that is zoned for manufactured homes and put a brand new manufactured home on it with a garage. Need help finding a manufactured home dealer with a good reputation? Let me know, and I'll help.

How to fix a screw-hole in the WOOD
A knob goes in the spot where you need the fix, or that's the hole you have to use because the door hinge depends on it. I saw the perfect fix on one of the TV home shows not too long ago, and it worked!
The low-cost answer: toothpicks! Get several round toothpicks and some glue. Put the glue into the hole, then put one, two or three toothpicks into the hole. Break them off so they're flush with the wood. If you need more removed so that it's not sticking out, you can use a knife, some sandpaper, or the edge of a popsicle stick. Let the glue dry, then drive the screw back in, and the toothpicks hold onto the screw, almost like a new piece of wood would hold onto it. I tried this, and it works like a charm.
Fix that hole in the wall... but HOW?

Open Houses
Be ready to have an open house for all of the real estate agents in town. I have heard that there are somewhere between 130 and 150 real estate agents in Moses Lake. Does anyone here have a firm number for me? I just met a new agent today named Lisa. She was very professional and knew the information about each house that I met her at while we were on Broker's Open House Tour. (Weekly Tuesday tours, something that FSBO's miss out on, sadly.)
When your real estate agent tells you that he or she would like to hold an open house for the agents, do everything you can to de-clutter, clean up, paint, and stage your home for them as if they were going to buy the property themselves. One of the things my broker told me that I thought was real smart was that it is natural for real estate agents to sell homes they like. Real estate agents are people too, and if we like a home, if it just feels good to be there, we will more than likely want someone else to feel good in that home too, so we'll try to sell it. So, when you prepare for the Open House on our Tuesday tours in Moses Lake, spruce it up well! The best thing I can think of is for you to ask your real estate agent for their Open House To-Do List to get ready for your Open House. If they don't have one, ask a real estate agent who does have a to-do list. I got one from my new friend Rebekah who is also relatively new in real estate.

When is it time to talk to a lender?
Why? A lender will help you to know exactly what price range you can afford in a home. What if you could only afford a home for $200,000, but you tell your real estate agent, before talking with a lender, that you are interested in homes in the $200,000 to $300,000 range? Let's say you go look at beautiful homes, like the ones we have for sale on Viking or Laguna, and you fall in love with one of them, only to find out it is out of your price range?
Will you be glad you looked at those homes because they have so many ideas for you to try when you decorate your home that you're going to buy? Or will you be a little frustrated that you looked at homes during your family time or lunch hour, which is valuable time?
I know it's a LOT of fun looking at homes. That's half the reason why I'm a real estate agent. But the other half of the reason is that I primarily enjoy helping people find a home that fits into their needs, which definitely has a lot to do with their budget. I'm not going to ask about your budget. That's private. But I do want to know.... what did your lender say you could afford?
And if you want to know which lender to use, I'll let you know about a couple of lenders (bank and mortgage company) that I've begun to get to know here in Moses Lake.

Still others prefer to buy something like Rod's cabin in the "back 40" that one of our agents will get special recognition for if we sell it. It's a cozy place! I have a buyer for it! Just not an offer yet. What's the advice you'd give a rookie who would like to satisfy the needs of the buyer who might be just a little bit hesitant to put his money down on a home that would perfectly fit his criteria?

All commissions are not alike
You're paying for your agent's expertise as a professional, much like that of other professionals, like lawyers, doctors, interior designers, and other business people. It's not a minimum wage job, in other words. But if your agent is working as hard as the agents in our office, once their expenses are paid to sell your property, some of our agents' incomes has been as low as 38 cents an hour after paying all expenses. Can you imagine having an agent put that much time into selling your property? They do! So, what are some of the things we do for the commission we earn?
I haven't learned it all yet, but here are just a few things, and maybe you agents reading this will add to the list with your comments and feedback...
~ Advertising expenses, how many times an ad goes into the paper, and how much each ad costs. (Our local newspaper ain't cheap.)
~How much time your agent spends talking to other agents and potential buyers about your property.
~How many open houses your agent has for you.
~The ad costs for the open house newspaper advertisements.
~The costs and time involved in researching to give you an accurate market value (the Current Market Analysis or CMA) of your home.
~Research often involves contacting the experts at City Hall to figure out sewer, water, and easement questions.
~Putting a "for sale" sign together to put on your property. Yes, it actually takes some time to do that, and then go and place it at the right spot for buyers and agents to see it.
~Phone calls to you to discuss the property and expectations of pricing and commissions with you.
~Emails back and forth with sellers to answer questions that come up throughout the days and weeks of marketing your home.
~Time helping you to know how to best prepare your home for each home showing.
~Time and money in preparation of documents to list your home.
~The knowledge a real estate agent knows about the documents you need, by law, to sell your home, is invaluable. This includes the purchase and sale agreement, and there is one other that is mandatory. What are all these documents? If you don't know, you need to make sure you can count on an agent who does know.

What Drives You To Look For A Home?
Just exactly where do consumers go shopping for a real estate company or agent first, and most? And why?
There are all kinds of options:
- yard signs
- internet postings (craigslist.org, online newspapers, etc.)
- newspaper ads
- nickel saver
- a friend told you
- you walked into a real estate office
- you drove by a vehicle with a realtor's phone number on it and called
- you received a certificate for a free Home Market Analysis and redeemed it
- you were already friends with a realtor . . . . .
Agents want to know the mind of the buyers and sellers so we can give you the best customer service possible. How can we help you?
Whose turn is it to fill out the Seller Disclosure Statement?
Why? It is for the Seller's protection, and it is also for the real estate agent's protection. It's about liability.
What if the Seller doesn't know about whether or not a certain condition exists on his or her property, like if there are any known problems or repairs needed on the property? A seller is to fill out the form to the best of their ability. You can research the information by finding out more from the title insurance records or calling City Hall, or just by looking through your property for those items.
Also, if you want to sell your property on your own, a "FSBO" (For Sale By Owner), it is Washington state law that you give the Seller Disclosure Statement to your buyer.

My broker has learned how to do this too. He weighs his words. You can tell that he's thinking about the right thing to say so that he gets his point across and also so he can be direct. This is a good combination in one's personality.
What do YOU prefer as a buyer or seller, from a real estate agent? Do you prefer that I tell you that a wall needs to be painted? Or do you prefer to be the one who tells me?

When does vacant land have water and sewer?
I found a very helpful gentleman in the engineering department at Moses Lake City Hall today. I let the kind folks there know that I was a new real estate agent and that I needed to know if water and sewer were on the property of the vacant lot I'm listing. I also needed to know if the City of Moses Lake was the service provider of the water. I didn't know there was more than one water provider in the city limits, did you?
The gentleman gave me two maps, one of the water pipeline, and one of the sewer pipeline under the street near the lot. Each pipeline was designated with a color and the letter S or W. I found out later, when I contacted the company that services the water supply, that the water was indeed ON the property, and that the sewer was stubbed up TO the property, but might be ON the property as well.
The lady in the planning department was helpful too. She let me know that since the land is zoned R2 within city limits, a single-family residence or duplex can be built on the property. Manufactured homes are okay too. However, city ordinance determines that the manufactured home must be brand new, double wide, and must have a garage. All these laws are fascinating to me!
I need: a 3BR home with about 1600-1800 square feet (sf), and a big area to park a boat and SUV, in a neighborhood not too far from the Nelson Road firehouse. (2-3 miles max)

Real Estate Rookie
I've had my license for about six weeks now and LOVE working with the professional and fun (and smart!) group of men and women at Gary Mann Real Estate in Moses Lake, WA.
I just got my first paycheck today! I sold my first home, a split-level, to a family from a neighboring town. I have a lot of irons in the fire, so to speak, and am looking for just the right home and right piece of land to fit the families who are asking for my help. I've had many jobs in my life, and I can say, without a doubt, this is one of the most fun and challengings jobs I've ever had. (Aside from the publishing assistant job I had working in Tukwila several years ago.)
I started this real estate blog because it didn't seem that there were very many rookie real estate blogs in my area, and I want to be able to share real estate from a rookie's point of view and be an encouragement to others who may be going through the same experiences I'm going through, and be helpful to others. Like my broker said to me today, "I like asking you questions in the staff meeting. You have a perspective that is different from the experienced agents." I thought that was very thoughtful of him.
In the meantime, I'll also share some generic thoughts with you on what is for sale in the Moses Lake market.
